Start With Reality

Begin with verified facts. Separate what is known from what is assumed, hoped, marketed, or still unanswered.

Control Uncertainty Before Committing Capital

Investigate, price, allocate, limit, or preserve an option around uncertainty before the decision becomes difficult to reverse.

Find the Dominant Constraint

Identify the issue most capable of controlling the outcome and give it more attention than a long list of secondary positives.

Underwrite the Asset, the Transaction, and the Operator

A sound property cannot repair a destructive structure or an incapable operator. Evaluate all three layers.

Prefer Current Economics Over Future Stories

Give current rent, expenses, capital needs, financing, and control more weight than projected upside.

Basis Before Brilliance

A defensible basis creates room for ordinary execution, delays, and surprises. A weak basis demands too much perfection.

Structure Must Match Control

Align risk, economics, authority, information, remedies, and exit so responsibility and decision rights remain coherent.
