A practical workflow

  1. Save a working copy

    Keep the original public template unchanged and use a clear file name and review date.

  2. Enter facts before assumptions

    Use source notes and label estimates so reviewers can distinguish evidence from judgment.

  3. Complete all three underwriting layers

    Do not let a detailed asset model substitute for transaction and operator review.

  4. Name the dominant constraint

    State the controlling issue before the scorecard creates a false sense of precision.

  5. Build a downside case

    Combine adverse assumptions and test liquidity, capital needs, control, and the ability to recover.

  6. Resolve or stop for deal killers

    Do not average a stop condition into an otherwise attractive score.

  7. Transfer the decision

    Use the Investment Committee Memo to record the recommendation, conditions, and final answer in narrative form.

About the public copy

The public derivative corrects the decision-summary references so the weighted risk score and unresolved-deal-killer count remain distinct. It is a blank educational template and has not been populated with a Vista Verde property or transaction.

A spreadsheet can organize analysis but cannot verify inputs, inspect a property, interpret law, design a capital structure, or choose qualified professionals. Review every formula, assumption, and output for the specific decision.
